Is Sealing Grout A Smart Decision? Sealing Tile South Florida

Posted in Grout and Tile on May 13th, 2012 by National Sealing – Be the first to comment

Sealing grout is a waste of time and money. We have developed a specialty ‘coating’ process to permanently protect / preserve tile and grout.

The grout is very porous. Application of a sealer will penetrate the grout leaving the surface exposed. The whole idea is to protect the surface of the grout from getting dirty. We know of only one way. The coating process cures on top of the grout and tiles preserving both.

This is a common problem everywhere, but it is important in commercial accounts, this specific account was a new hotel. The owners wanted to preserve the floors and keep them virtually maintenance and germ free. Often times what is preserved to be a dirt buildup (in bathrooms) is actually mildew. This process is an inorganic process making it impossible for mildew to survive.

Note: This is an applied process by our trained applicators and is not sold.

Cleaning Pavers And Sealing Pavers At Large Apartment Complex – Sealing Pavers South Florida

Sealing Pavers

Sealing Pavers

A new apartment complex had recently installed pavers. After many were considered, National Sealing Co. was chosen. You might notice in the photo, care is taken in each application so that all areas are properly cleaned prior to any application. With this being a busy job site, there was oil and dirt left on the pavers after a thorough cleaning. This particular area would of course have to be cleaned again.

In addition, we offer various choices for sealing pavers, depending on the type of look desired i.e. flat, wet, and natural. We also offer many choices for the level of protection; from common paver sealer, to a more durable two part formula, and a three part formula. Depending upon the goal and budget, our solutions can offer added durability as well as longevity.

Anti Slip For Pool Deck Ceramic Tiles

Anti Slip Coating

Anti Slip Coating

A large apartment complex had a pool area with adjacent restrooms. The tile that was installed could not pass local officials slip test, therefore the pool could not be opened until the tiles passed the slip coefficient.

Many times, the local officials recommend National Sealing for our anti slip process. This is not a miracle process that one might purchase on the web, but rather a proven, durable non slip application.

Or anti slip coating process on average last 4-5 times longer than sealer. This is a three part formula with hardeners that results in durable, long lasting slip protection. Our process is applied by our trained professionals and is not sold. We’ve witnessed sealer processes that combine sealer with shaved plastic or ‘shark grip’ particles. This process is good – however only lasts about 6 months. The tops of the imbedded plastic wears, and you’re left with only a ‘sealed’ surface. This actually compounds the issue and actually makes the surface even more slippery. Our coating process combines small glass beads that are broadcast onto the surface and then ‘locked in’ with a top coat. The result is not only a durable coating, but a durable non slip aggregate as well.

Currently we know of no other process that will match the durability and longevity of the coating process combined with our anti slip application.

Stripping Painted Pavers In South Florida

Before

After

This account had beautiful pavers PAINTED RED. Not quite sure how or why, but this was a travesty. This was a delicate area with an abundance of foliage. Therefore sand blasting was not an option. A simple pressure washer would not have the velocity to remove this paint. In addition, the amount of water that would be needed would flood the area and make it impossible to continue.

National Sealing had a very effective solution; we would remove / strip the existing paint with a customized process that utilizes concentrated water pressure up to 40,000 PSI. This process also has a vacuum recovery system. Basically, the same effect that sand blasting would have – with water. This leads to less mess, a quieter and faster operation.

After the painted surface was removed, we then sealed the pavers. This resulted in the very beautiful pavers being exposed and protected.

Coloring Cement In Parking Garage

This account had a bare cement parking garage adjacent to a brick paver area also in the parking garage. The paver area was primarily used for valet, while the bare cement was guest parking.

The cement had not been maintained / sealed properly over the years and was badly stained. Although there were a few options to restore or clean the area, it was decided to pressure wash the area combined with aggressive chemicals. Of course, oils stains over many years would never be 100% removed, the plan was to color the cement using our patented paver coloring process.

National Sealing Co is the largest paver sealer in Florida and perhaps the country with over 2 Million sq. ft. of pavers sealed. We have developed a process of dyeing or re-coloring pavers, (in this case bare cement) by matching the dyes originally used. This is a penetrating process while coloring the cement resulting in a ‘flat look’ to resemble pavers. Since we can match the pavers originally used, the cement area would look similar to the pavers so at first glance, the entire area would look like it had brick pavers.

Other options would have included staining the cement, however, the stains would not have matched the existing pavers. This result was the best approach for having the area look as one.

Restore Faded Pavers

Before

We have found many commercial locations that have not maintained / sealed the pavers and are now faced with badly faded pavers. Pavers must be sealed at least annually to prevent not only the obvious staining, but fading. Many people miscalculate the fact that the color in pavers will all but disappear over time. Often times this fading actually sneaks up and you realize the pavers are void of any color. The result just looks like square pieces of cement making up a drive or pool deck. Typically this is the entrance to many commercial properties which will affect the image of the facility.

Until now, there were no options other that painting. Painting / Staining pavers is a disastrous alternative. The result is unnatural, and will not last. In the case of vehicular pavers, the paint will lift from hot tires. In addition, the surface becomes slippery.

National Sealing Co is the largest paver sealer in Florida and perhaps the country with over 2 Million sq. ft. of pavers sealed. We have developed a process of dyeing or re-coloring pavers by matching the dyes originally used. This results in allowing any color that is still present to show, while adding color to the faded areas. Many paver combinations are not just one color but a medley of colors. The particles to our process are so light; it actually still allows the personality of those different colors to show.

The result is rejuvenated pavers or restored pavers which is certainly better than the alternatives currently available.

Anti Slip Coating For Pool Deck

Anti Slip Coating

Anti Slip Coating

The recent construction of a large, prestigious hotel had small, smooth pavers installed on the pool deck. These pavers had been sealed just after the hotel opening, and they found the surface protection made the smooth pavers slippery.

The staff had attempted to seal the pavers in house, however, the only option to them for a ‘non slip additive’ is the common shark skin or shark grip. This anti slip media that is added to a lot of sealing products works well – short term.

The inherit problem with both sealing and using this plastic product is they are both temporary. By definition, sealers are temporary and will last approximately 1-1.5 yrs. In high traffic areas, the plastic shark grip will not last half that.

National Sealing can effectively address both issues. First, we utilize our coating process vs. sealer. The anti slip coating process on average last 4-5 times longer than sealer. In the past, our coating would greatly out last the plastic shark grip particles. We now have small glass beads manufactured. The glass beads will now compliment our coating process and are as durable and long lasting as the coating itself.

Currently we know of no other process that will match the durability and longevity of the coating process combined with our anti slip application.

A new trendy boutique hotel in Miami Beach wanted to have the guest units to have a certain look, as well as a maintenance free floor. During renovation, they wanted to replace the tired carpet and stained grout lines.

After a primer coat was applied over bare cement, we applied a self leveling epoxy to also fill in many imperfections in the bare cement floor. The finished product was a maintenance free epoxy flooring.
