National Sealing was contracted to perform our durable coating process for tile & grout. A large Hotel Chain that had installed new tile with WHITE grout. The problem was how to protect and seal grout to keep the white grout clean in a commercial setting for more than a week! A very challenging task!

For tiles, our coating process will make cleaning easier especially in commercial accounts i.e. restrooms. Perhaps more importantly, our coating provides protection for sealing grout. A coating that will withstand the damaging effects of chemical abuse, abrasion, and ablation, intense heat, ultra-violet light exposures and corrosive degradation. Our process can be used indoor + outdoor. This process is not sold in stores, but only applied by our trained technicians.
There is a lot of misinformation regarding the concept of sealing grout lines. When someone says they want to seal tile grout, what they are saying in effect is; we want to keep the grout looking new. Light colored grout is chosen to match porcelain tiles or ceramic tiles and the goal is to have the grout remain light colored. Typically the grout begins to show signs of being dirty in less than 30 days.
Sealing grout does not work. Tile grout has to be coated. The difference is; when a sealer is applied, the sealer penetrates the grout. The surface is still exposed, therefore the grout gets dirty. True, it is sealed, and will prevent liquids from penetrating, but typically, that is not the concern. Keeping the grout new looking is the goal. Sealing grout is a waste of time and money. In addition, the sealer must be re applied annually and cleaning the grout becomes a challenge.
We have developed a process of ‘sealing grout’ or protecting grout that is actually coating tile and grout. The entire surface gets treated. This not only protects the surface of the grout, the tile is also treated and becomes virtually maintenance free. In addition, grout sealer has to be re applied annually. We’ve had our coating applied in high traffic areas and the coating has continued to perform for over 8 years.
Tile installers typically prefer not to be bothered with ‘sealing grout’, and most will say it doesn’t need to be sealed just to avoid the subject. Common sense should tell you otherwise. If they know sealers do not really protect the grout, and the grout will be dirty in 30 days, it’s not worth hearing the complaints, and having that reflect on the tile job.
